We have worked with these clients for more than a decade, helping them purchase their first condo in 2016, which they still own today. They later purchased this home at the beginning of COVID, and when it came time to sell, we knew its unique layout needed to be thoughtfully presented. Working closely with our designer, we showcased how the condo could live more like a single-family home, helping buyers see the full potential of the space. The strategy generated four offers and ultimately sold for $95,000 over our initial list price.

OAK PARK
List price: $699,000
Sold price: $750,000
Over asking: $51,000
Offers received: 3
Our past clients had already put tremendous care into the design and upkeep of their home, so our approach was focused on thoughtful refinements rather than a major transformation. We coordinated repairs, freshened the paint, and brought in our designer to make a few small adjustments that highlighted the home’s best features. By strategically positioning the property and entering the market at the right price, we were able to capitalize on strong demand and secure multiple offers, ultimately selling for $51,000 over list.

LOGAN SQUARE
List price: $630,000
Sold price: $675,000

One of the most unique units we have had the pleasure of representing, this “bell tower” home was originally purchased by our clients for their son. We knew the property’s character and one-of-a-kind design would make it stand out, and the response from buyers confirmed it. The home received multiple offers and ultimately set a new record for the highest sale price in the building.

WEST WALKER
List price: $635,000
Sold price: $650,000
Over asking: $15,000

This home was carefully prepared and positioned to generate multiple offers. While an unexpected issue with the solar panels added complexity to the transaction, we worked through the challenge and kept the deal moving along. We secured the right buyer to purchase the home who loved it just as much as our sellers did.

Our longtime client was ready to make a move closer to downtown. We worked closely with our designer to stage and style the home, highlighting the space’s livability and maximizing its appeal to buyers. The result was a multiple offer situation landing us a strong buyer and a smooth transaction together with a reputable buy-side team.

AVONDALE
List price: $449,000
Sold price: $600,000
Over asking: $151,000
Offers received: 30
We helped our clients prepare and strategically position this two flat to maximize their return. The property generated 30 offers and ultimately sold for $151,000 over the initial list price. With a competitive transaction and a buyer’s lender that required close attention, we remained hands-on throughout the process to ensure the deal made it to the closing table.
1028 N Hermitage Ave Unit 2
EAST VILLAGE
List price: $575,000
Sold price: $575,000
Offers received: 2
We initially listed this unit in the fall, but as competing listings began cutting their prices, we recommended waiting for the spring market rather than asking our clients to sacrifice on price in a slower season. An identical unit across the street stayed on the market in the slower season, had to continually drop their price and ended up selling for $40k less than where we eventually sold. We relisted at the end of January and sold for full list price in the first weekend.
3101 N California Ave Unit 3N
AVONDALE
List price: $480,000
Sold price: $475,000

Our clients had rented out this condo for more than five years while living abroad and came to us when they were ready to sell. We helped coordinate the turnover and strategically position the property in a challenging market, ultimately selling it for 99% of list price.
1735 W Diversey Pkwy Unit 402
LINCOLN PARK
List price: $459,000
Sold price: $459,000
Offers received: 1
Our seller had purchased the unit less than 18 months earlier but needed to relocate closer to family. Because the building was on the “do not lend” list, selling the property required additional coordination and problem-solving. We collaborated with other agents selling in the building as well as the management company to gather the information needed to move the transaction forward. After a long and patient process, we successfully navigated the challenges and brought the sale to a close.
4163 Raymond Ave
BERWYN
List price: $450,000
Sold price: $427,500
Offers received: 1
Our clients were navigating a significant life transition and needed to sell their home quickly. We adopted a straightforward, hands-on approach, assisting them in preparing the property for the fall market, despite the slower demand. After not achieving the desired outcome, we recommended removing the listing during the holiday months to avoid unnecessary market time and to better position ourselves for a relaunch after the new year. Once spring demand returned, we relisted the property and successfully navigated the sale.
2150 W Cortez St Unit 1E

Sold price: $321,000

This unit needed work, but there wasn’t room for a complete renovation before bringing it to market. We worked closely with our trusted vendors to strategically address the unit’s biggest needs, turning it around in just two weeks and getting it ready for market. The result was a quick sale, with the property spending less than a week on the market.
