Our clients reached out to us through a mailer campaign. We took a hands-on approach to staging, personally helping the clients remove, store, and rearrange a large collection of personal items throughout the home. We painted several areas of the home, partially staged it, and changed lighting fixtures and curtains, completely transforming the feel of the property. The result was a $1.3 million sale and one of the highest single-family home sales in Avondale.​

While under contract, a leak in the window frame came up, and we worked with the HOA to quickly coordinate a contractor and reassure the buyers that the issue was being proactively addressed. They ultimately moved out of their unit sooner than expected and achieved the highest sale in the building.​

Our client was a referral through someone else in the building that we had helped purchase in 2020. He had lived in the building for over 15 years, and we saw an opportunity to thoughtfully update the unit before bringing it to market. He was relocating down south within two weeks of our first meeting, so we were able to come in and manage the full unit turn, making extensive improvements to the kitchen, living room, and bedrooms. Our design + execution garnered 14 offers, ultimately achieving the highest sale in the building at the time.

Our clients reached out to us in response to one of our mailers, as they envisioned moving into a new home and adjusting to life with their second child. Knowing that spring would bring stronger buyer activity, we helped them make the transition at the end of February into a beauitful new home, while preparing their condo for market. In just over a week, our team managed the turnover, redesigning the home with a new color palette, updated fixtures and hardware, fresh paint, repairs, new carpet, wall moldings, and intentional staging. Because the unit was in original condition, we carefully considered how buyers would compare its value to other homes in the building and positioned it to create broad demand. The strategy generated 13 offers. When a foundation leak was identified during inspection, we acted within 24 hours to open the wall, coordinate a Permaseal repair, and close everything back up, keeping the transaction on track.​

These clients purchased the building with a different agent at the beginning of COVID and later realized that managing this multi-unit wasn’t the right fit for them. Given our experience owning multi-unit properties and working extensively with multi-unit buyers and sellers, they turned to us to help sell the property. We generated seven offers before the transaction was terminated due to the condition of the roof. Rather than move to the next offer, we determined that replacing the roof was the more cost-effective option and were able to resurrect the original deal. We brought in our contractor, managed the project through completion, and worked with a VA inspector to ensure everything was completed properly within one week, during the winter, allowing the transaction to close.

We carefully evaluated how buyers would compare the home against nearby condos, ranch-style properties, and larger single-family homes, then positioned it through thoughtful pricing, intentional staging, and full market exposure. The strategy generated 14 offers and a $755,000 sale, $90,000 over asking. When uncertainty arose regarding the sewer-line during the transaction, we were immediately proactive and had our preferred contractor evaluate the entire system within hours to determine what the inspector missed. We used our construction knowledge to carefully explained it to the buyers side in order to bring comfortable and clarity in moving forward.
